Sun City AZ Shows 10% Downturn in Active Listed Homes

Through October, Sun City reported a total of 2,453 active home listings during 2015, and the 120,000-139,999 price range recorded one of the highest numbers of residences for sale with 395 listings. The overall number of active residential listings in Sun City experienced a 9.7% drop from the same reporting period during 2014, which reported 2,715 for sale properties, a year-to-year net drop of 262 listings. The year-to-date average active list price of $147,340 rose 7.5% above the average price of $137,065 from the same period during 2014. Houses for sale are staying on the maket less days this year on average. When compared to this reporting period last year, the cumulative days on market (CDOM) for active residential listings in Sun City was 65 days, a drop of 16.7%.

Sold Home Prices See 6.8% Increase. Sun City has seen 1,778 properties sold year to date through October 31, 2015, and the average sales price of $133,730 showed a net gain of 6.8% from the same reporting period a year ago. In comparison to the same time range during 2014, which showed 1,713 homes sold, Sun City showed a 3.8% rise in overall volume of sold residential listings, a year-to-year net advance 65 closed transactions. At 284 home sales year to date, the 120,000-139,999 price bracket posted one of the highest numbers of completed sales.
