San Simeon Phoenix Sees 13% Upturn in Property Sales

Through the month of August 2015, the San Simeon subdivision in Phoenix Arizona showed a total of 18 residential properties sold year to date. The average closed sales price of $126,844 rose 11.1% over the average price of $114,206 from the same period in 2014. When compared to the same time period a year ago, which showed 16 homes sold, San Simeon saw a 12.5% advance in total volume of sold residential listings, a year-to-year net increase 2 completed transactions. Reporting 9 residential home sales year to date, the 120,000-139,999 price range showed one of the largest numbers of completed transactions.

Homes For Sale Prices Show 10% Uptick. San Simeon saw 25 actively listed for sale houses in 2015 through the month of August. With 11 homes for sale the 140,000-159,999 price range posted one of the highest numbers of properties listed. Compared to this period a year ago, which showed 26 houses for sale, San Simeon had a 3.8% reduction in the total active residential listings inventory, a year-over-year net decline of 1 property. The average year-to-date active listed price showed a net advance of 10.2% from this time period one year ago, advancing to $130,856. Listed for sale homes are staying on the maket less days this year on average. When compared to this period during 2014, the cumulative days on market for actively listed for sale homes in San Simeon was 71 days, a decrease of 12.4%.
