Dobson Ranch Mesa Increases 21% in Property Sales

As of August 31, 2015, the Dobson Ranch subdivision in Mesa Arizona recorded 80 residential home sales year to date, and the average sales price of $226,306 showed a reduction of 1.8% from the same time period last year. The overall volume of sold residential listings in Dobson Ranch reported a 21.2% advance over the same period during 2014, which had a volume of 66 home sales, a year-over-year net advance of 14 completed sales. At 28 residential home sales year to date, the 200,000-249,999 price bracket had one of the highest numbers of completed transactions.

House Listings Post 11% Decrease. Dobson Ranch showed a total of 108 active houses for sale in 2015 through August 31. With 34 homes for sale the 200,000-249,999 price category showed one of the highest numbers of properties. Compared to the same period one year ago, which posted 121 for sale homes, Dobson Ranch experienced a 10.7% drop in the total active residential listings inventory, showing a net reduction of 13 units. The average active list price year to date of $245,513 was an increase of 4.4% above the average list price of $235,108 from this time range during 2014. The cumulative days on market (CDOM) for active home listings in Dobson Ranch was 60 days through August, a 7.1% gain from the average compared to the same time period last year. Listed properties appear to be taking more time to sell this year on average.
