Desert Sands Mesa Sees 13% Downtick in Active For Sale Homes

The Desert Sands community in Mesa Arizona has seen 52 active for sale homes during 2015 through the end of August. At 7 houses for sale the 60,000-69,999 price category had one of the largest numbers of properties listed. When compared to this reporting period one year ago, which recorded 60 properties for sale, Desert Sands reported a 13.3% drop in the overall inventory of active listings, a year-to-year fall of 8. The area's average active list price year to date of $97,209 fell 6.3% from the average price of $103,744 from the same time range one year ago. Listings require more time to sell this year on average. Compared to the same reporting period during 2014, the cumulative days on market for actively listed homes for sale in Desert Sands was 100 days, an increase of 75.4%.

Home Sales Prices Drop 9.2%. As of August 2015, Desert Sands saw a total of 29 residential property sales year to date. The average sales price of $80,969 saw a reduction of 9.2% below the average price of $89,173 from the same time range during 2014. Compared to the same reporting period a year ago, which showed 28 sold properties, Desert Sands posted a 3.6% gain in total number of sold listings, a year-over-year net advance 1 completed transaction. The 80,000-89,999 price range posted one of the largest numbers of closed sales this year at 6 completed transactions.
