As of November 30, 2016, the Donatela neighborhood in Avondale AZ has seen a total of 28 active home listings during this year, and the 200,000-249,999 price category had one of the largest numbers of residences for sale with 14 listings. Compared to the same period during 2015, which posted 45 residences for sale, Donatela posted a 37.8% drop in the overall number of active listings, a year-to-year decline of 17 units. The area's average year-to-date active listed price rose 3.0% when compared to this time range last year, gaining to $248,990.

Through November 30, 2016, the Donatela Avondale posted 25 residential property sales year to date as the average sales price of $245,496 posted a gain of 4.1% over the average price of $235,940 from this time range a year ago. When compared to the same time range one year ago, which reported 23 houses sold, Donatela saw an 8.7% increase in overall number of sold listings, a year-to-year advance 2 completed transactions. With 14 residential homes sold year to date, the 200,000-249,999 price bracket showed one of the largest numbers of closed transactions.

Through November, the Garden Lakes subdivision in Avondale Arizona posted 200 active for sale properties during 2016. The 200,000-249,999 price category reported one of the greatest numbers of houses for sale with 71 units listed. When compared to this time range a year ago, which showed 208 houses for sale, Garden Lakes saw a 3.8% decrease in the total inventory of active residential listings, a year-to-year decrease of 8 properties. The average active list price year to date of $238,673 saw an increase of 7.2% above the average list price of $222,724 from the same period one year ago. The cumulative days on market for active residential listings in Garden Lakes was 54 days through November 30, showing a 10.0% drop from the average when compared to this reporting period a year ago. Property listings are taking fewer days to sell this year on average.


The Garden Lakes Avondale saw a total of 139 home sales year to date as of November 30, 2016 as the average sales price of $226,327 posted a gain of 5.8% over the average closed price of $213,961 from this reporting period last year. In comparison to the same reporting period last year, which posted 141 houses sold, Garden Lakes reported a 1.4% reduction in overall volume of sold listings, a net decrease 2 closed transactions. The Durango Park development of Avondale, AZ has reported 37 active houses listed for sale so far in 2016 by month end November. The 180,000-199,999 price category saw one of the greatest numbers of residences for sale with 14 units. Compared to the same time period during 2015, which had 48 for sale properties, Durango Park showed a 22.9% fall in the overall amount of active residential listings, a year-to-year net decrease of 11 properties. The area's average year-to-date active list price showed a net increase of 9.5% from the same period last year, rising to $185,219. The average days on market for active property listings in Durango Park was 37 days through the end of November, which is a 41.3% decrease from the average when compared to this time period a year ago. Residences for sale appear to be taking less days to sell this year on average.

As of November 30, 2016, the Durango Park Avondale reported a total of 31 properties sold year to date, and the average closed sales price of $184,190 rose 8.1% over the average price of $170,416 from the same period one year ago. Compared to the same time period last year, which recorded 38 properties sold, Durango Park posted an 18.4% reduction in total amount of sold listings, showing a net fall 7 closed sales. The Coldwater Ridge subdivision located off Avondale Blvd in Avondale, Arizona has seen a total of 39 active for sale properties so far in 2016 through October 31. The most active price range for Coldwater Ridge home for sale listings was the $200,000 to $249,999 price range, recording 14 properties listed this year. Compared year over year with 2015, which has 55 properties listed for sale, Coldwater Ridge showed a significant decrease in listings this year, dropping 29% (-16 units), but in contrast the average listed price of houses for sale in the subdivision rose 8.5% to an average price of $199,900. Listings are taking 10% longer to sell this year, averaging 65 days from the time a home is listed for sale to the time is closes escrow. Homes that are well priced or in exceptional condition have been consistently beating this average.

Coldwater Ridge Avondale has had 31 completed property sales year to date as of October 2016. The average price of $198,000 showed a rise of 9.7% from the same time range a year ago. The total amount of sold listings experienced a 16% decline year over year, (2015 had 37 sold properties through Oct). The leading price range for homes sold in Coldwater Ridge was the $200,000-$250,000, where 14 close home sales occurred. The Rogers Ranch neighborhood in Laveen, AZ has seen ongoing growth in home prices for 2016 through the end of October, as compared to the same reporting from 2015. This year so far, 104 homes have sold in Rogers Ranch, with an average sales price of $190,200. This is an 8% increase in sales price over last year. The most active sold price range for the subdivision was $200k-$250k with 35 homes sold. This price range has been supported by the number of new homes built in Rogers Ranch by builders such as Richmond American, who has been providing affordable new housing in the area. There has been 139 homes for sale in Rogers Ranch Laveen this year, decreasing 6.7% from 2015, with an average list price of $197,000. This decrease in homes for sale may have a positive increase on sales price, as there are several active buyers looking to purchase a home in the area, and with few homes for sale, supply and demand steps in causing the prices to rise due to the scarcity of listings. This trend may continue as long as interest rates for 30 year mortgages remain below 4%, maintaining their position near historic lows.

Through October this year, the Dobbins Point subdivision located off Dobbins Road and 43rd Avenue in Laveen, AZ posted a total of 46 actively listed homes during 2016. At 22 properties the 250,000-299,999 price category had one of the largest numbers of homes for sale in Dobbins Point. When compared to the same reporting period last year, which had 37 houses for sale, Dobbins Point has showed a 24% increase in the overall amount of active real estate listings. The average list price year to date posted an increase of 1.6% over the same period in 2015, coming in at $299,269. The average days it took to sell homes in Dobbins Point was 66 days through the end of October. This is a 12.0% reduction from the average in comparison to this period a year ago. With 15 residences for sale, the 200,000-249,999 price range reported one of the greatest numbers of homes listed for sale. When compared to this period during 2015, which reported 35 properties for sale, Laveen Meadows saw a 34.3% improvement in the overall inventory of active listings, a year-to-year increase of 12 residential homes. The area's average active list price year to date recorded an advance of 12.0% when compared to the same time period during 2015, coming in at $232,562. Properties for sale are taking fewer days to sell this year on average. Compared to the same time period in 2015, the cumulative days on market for active residences for sale in Laveen Meadows was 37 days, a drop of 36.2%.

Laveen Meadows reported 30 house sales year to date through October 31, 2016. The average closed sales price of $207,180 gained 20.1% over the average price of $119,165 from the same reporting period last year. When compared to the same time period in 2015, which posted 27 properties sold, Laveen Meadows had an 11.1% gain in total volume of sold residential listings, a year-over-year advance 3 closed sales.
